For sellers

Priced from evidence. Marketed with intent.

Selling well is mostly a sequencing problem. Do things in the right order and the market does the rest.

How a sale runs

  1. 01

    Price it honestly

A pricing analysis built from closed comparables, current competing inventory and absorption rate. If the number is lower than you hoped, you will hear that before the listing goes live — not six weeks into it.

  2. 02

    Prepare the asset

A walkthrough identifying which repairs return more than they cost and which do not. Staging, cleaning and photography scheduled so the property is finished before a single buyer sees it.

  3. 03

    Run the market

Coordinated launch, broker outreach and open houses concentrated into the first ten days, when buyer attention is highest and the listing is still new to the market.

Three things worth knowing before you list.

The first two weeks decide the sale
Listings collect their most motivated attention immediately. A property priced to sit will still be sitting after three reductions, and every reduction signals weakness.
Overpricing costs more than time
Days on market is public. A listing that lingers invites lower offers than one priced correctly from the start would ever have received.
Condition is negotiable — disclosure is not
California disclosure obligations are extensive. Getting ahead of inspection findings protects the transaction far better than hoping they go unnoticed.

Valuation

What is your home actually worth?

Not an instant algorithmic estimate. A considered opinion of value based on your home's condition, its position, and what genuinely comparable properties have closed at recently.

Send the address and a little context. You will get a written range and the reasoning behind it — with no obligation to list.
