Walnut Creek
Buying and selling in Walnut Creek, California: BART access, downtown retail, and a broad mix of housing types.
Walnut Creek sits north of Alamo at the junction of I-680 and State Route 24, and is the principal retail and transit hub for central Contra Costa County. It has a BART station, which materially differentiates it from the San Ramon Valley towns to the south.
The housing mix is the broadest of any market covered here: mid-century ranch subdivisions, a substantial and still-growing downtown condominium inventory around Broadway Plaza, hillside custom homes, and Rossmoor, a large age-restricted community with its own distinct rules and resale dynamics.
Each of those is effectively a separate market with its own buyer pool and its own pricing behaviour. Transit proximity carries a measurable premium for the downtown condominium segment specifically, and much less so elsewhere in the city.
