Pleasanton

Buying and selling in Pleasanton, California: a Tri-Valley city in Alameda County with a historic downtown core.

Pleasanton lies in Alameda County at the I-580/I-680 interchange, south of the Contra Costa line. It is a separate county from Danville and Alamo, which has practical consequences for transfer taxes, county recording procedures and school district boundaries.

The downtown core along Main Street retains a concentration of Victorian-era and early-twentieth-century housing on small lots. Surrounding it are subdivisions built largely between the 1970s and 1990s, and on the eastern side, newer planned communities of substantially more recent construction.

Buyers moving between Pleasanton and the San Ramon Valley frequently assume the markets are interchangeable because the drive is short. They are not — different county, different school districts, and meaningfully different price behaviour across comparable product.
