Dublin

Buying and selling in Dublin, California: BART access and a large stock of recent construction in eastern Alameda County.

Dublin sits at the I-580/I-680 interchange in eastern Alameda County and has two BART stations, giving it the strongest rail transit position in the Tri-Valley.

It has grown substantially in recent decades, and the eastern portion of the city consists largely of planned communities built from the 2000s onward, including a high proportion of townhomes and condominiums. The older western side holds a smaller stock of earlier construction.

The prevalence of recent construction has two practical effects. Comparable sales are generally plentiful and closely matched, making valuation more straightforward than in the older valley markets. But attached product carries association dues, and in newer developments, Mello-Roos and other special assessments are common and can materially affect a buyer’s monthly cost — they need to be verified per parcel, not assumed.
