Diablo

Diablo is a small unincorporated community east of Danville, bordering Mount Diablo State Park and organised around the Diablo Country Club. It is among the smallest distinct markets in the region by transaction count.

The housing stock includes some of the oldest substantial residential construction in the San Ramon Valley, with a number of properties dating to the early twentieth century, alongside later custom homes on wooded and often irregular parcels.

Low transaction volume is the defining practical feature. In any given period there may be only a handful of closed sales, which makes conventional comparable analysis difficult and places more weight on judgement, adjacent-market evidence, and a realistic view of how long a correctly priced property may still take to sell.
