Blackhawk
Buying and selling in Blackhawk: a master-planned gated community east of Danville at the base of Mount Diablo.
Blackhawk is a master-planned, gated community east of downtown Danville, developed from the 1970s onward across the foothills at the base of Mount Diablo. It is governed by a homeowners association with its own architectural standards and access control.
Inventory ranges widely — from attached villas and townhomes through to large custom estates on golf-course frontage. That range means the community name alone carries very little pricing information. Sub-neighbourhood, view corridor, golf frontage, and the specific architectural vintage of a home matter far more than the Blackhawk address itself.
Two factors specific to this market deserve attention before any transaction: association documents, dues and any pending assessments, which vary by sub-association; and the resale characteristics of dated custom construction, where a large, highly personalised home built decades ago may carry a narrower buyer pool than its square footage suggests.
