Alamo
Buying and selling in Alamo, California: an unincorporated community between Danville and Walnut Creek with larger parcels and varied topography.
Alamo is an unincorporated community in Contra Costa County, positioned between Danville to the south and Walnut Creek to the north, with the Las Trampas ridge rising to the west and the Mount Diablo foothills to the east.
Being unincorporated matters practically: land-use decisions run through the County rather than a city planning department, and parcel sizes are on average considerably larger than in neighbouring incorporated towns. Much of the inventory sits on lots measured in fractions of an acre or more, and a meaningful share of transactions involve properties where the land contributes more to value than the improvements do.
Topography drives pricing here more than in flatter markets. Two properties a few hundred feet apart can differ sharply in value based on grade, usable flat area, access and orientation. Square-foot comparisons taken without accounting for the parcel itself are routinely misleading in Alamo.
